Buying
Know what similar homes actually sold for, how co-op boards decide, and what closing will cost before you offer.
How much do I need to put down to buy in Manhattan?
Condos often allow 10% to 20% down. Most co-ops require 20% to 25% and some 30% to 50%, plus post-closing liquidity — commonly one to two years of carrying costs in reserve after closing.
How does co-op board approval work?
After the contract is signed, you submit a board package — financial statements, tax returns, bank statements, reference letters and the purchase application. The board reviews it, usually interviews you, and approves or declines. Allow four to eight weeks.
Do I need a buyer’s agent in Manhattan?
You are not required to have one, but a buyer’s agent helps with pricing, board packages and negotiation. Since 2024 buyer-agent compensation is set in a written agreement before you tour, so you know exactly what you will pay.
Can I buy a pied-à-terre in Manhattan?
Yes, most easily in a condominium. Many co-ops restrict or forbid pied-à-terre use, while condos generally allow it and allow renting it when you’re away, subject to building rules.
Moving to Manhattan
Compare neighborhoods by commute, rent and price, line up the paperwork landlords want, and decide whether to rent first.
Where should I live in Manhattan if I work in Midtown?
Midtown East, Midtown West, Murray Hill, Chelsea, Flatiron and the Upper East and West Sides all put Midtown within a short ride. Choose by the subway line nearest your office and the feel you want after work.
How do I rent an apartment in NYC from out of state?
Line up proof of income, an employment letter, recent tax returns, bank statements, ID and credit history before you search. Expect a security deposit of one month’s rent and an application fee of no more than $20. If your income is under 40 times the rent, plan for a guarantor or an institutional guarantor service.
Do I have to pay a broker fee when I rent in NYC?
Not if the landlord hired the broker. Under the FARE Act, in effect since June 11, 2025, whoever hires the broker pays the fee. You pay only if you hire your own agent.
Luxury and off-market
The best homes often trade quietly. Recorded sales show where the top of each market actually is.
What does a white-glove building mean?
A full-service building with a 24-hour doorman, concierge, resident manager and staff who handle deliveries and services. In co-ops it often comes with stricter boards and higher maintenance.
How do I buy a luxury apartment privately in Manhattan?
Through an LLC or trust (condos are more flexible than co-ops), with confidentiality agreements, private showings and an agent who can access quiet listings. Expect enhanced anti-money-laundering verification for all-cash purchases.
Can I buy a Manhattan apartment through an LLC?
Most condos allow LLC purchases; most co-ops do not. Federal rules require disclosure of beneficial owners for many all-cash LLC purchases of residential real estate.
What are the carrying costs on a luxury apartment in Manhattan?
Monthly common charges and property taxes for condos, or maintenance for co-ops, typically scale with size and building service. Ask for the last two years of building financials and any planned assessments before you buy.
