Where the numbers come from

Every number on ctbre.com comes from these sources. Each is checked once a day and the site shows new data on the next page view after a source publishes; most publish monthly. The market dashboard shows when each was last checked and updated:

Neighborhood boundaries follow StreetEasy’s definitions for market data and the city’s 2020 Neighborhood Tabulation Areas for the map, so edges are approximate. Finance Department neighborhood names are mapped to ours (for example, Greenwich Village–West is the West Village).

The “market” label compares three signals to Manhattan overall — sale-to-list ratio, days on market and the share of listings with a price cut — and calls a market tilted only when at least two agree.

Guides are drafted from these numbers with AI assistance, checked automatically against their sources, and approved by Charles Botensten; the editorial policy explains how. Nothing here is legal or tax advice.
