Why didn’t my apartment sell?
What happened to 11,259 Manhattan listings that came off the market from June 2023 to October 2026 — how long they sat, what they asked, and how many sold later. Neighborhood totals only; no addresses or owners.
By neighborhood
Neighborhoods with at least 10 listings. Days on market are compared with StreetEasy’s median in the month each came off: the neighborhood’s own, or Manhattan’s where StreetEasy has none. “Sold later” counts sales recorded 4+ months after; earlier ones were most likely the listing’s own sale.

Questions owners ask
Answered from the same records.
Why didn’t my Manhattan apartment sell?
In our records of 11,259 Manhattan listings that came off the market from June 2023 to October 2026, the clearest pattern is time: 84% sat at least 1.5× StreetEasy’s median days on market for their neighborhood (Manhattan’s, where StreetEasy has no neighborhood figure) before they came off. Time on market is the one measure the record has for every listing; how the ask compared with recorded sales, the condition and the building need a look home by home.
Do apartments that come off the market eventually sell?
28% of them have a recorded sale 4 or more months after they came off, in NYC Department of Finance records through September 30, 2026. Another 3% recorded a sale within 3 months of coming off, most likely the listing’s own contract closing; 68% have no recorded sale since.
Should I cut the price or take it off the market?
15% of these listings came off the market more than once. Whether to cut the price or pause depends on how far the ask was from recorded sales nearby; a relist plan sets that out for one home.
How long should a Manhattan apartment take to sell?
The listings in our records were on the market a median of 184 days before they came off, against a Manhattan median of 91 days on market for homes that sold (StreetEasy Data Dashboard, September 2026).
